Filing Deed Records in Hughes County
Recording a deed at the Hughes County Clerk requires a conforming document. That means it has to be an original or certified copy, written in English, and clearly readable. Paper must be no bigger than 8.5 by 14 inches. Margins need at least 2 inches at the top of the first page and 1 inch on all other edges. The deed must show full names of all grantors with signatures, names and mailing addresses of grantees, a legal description of the property, and notary acknowledgment.
Fees follow state law under Title 28, Section 32. A conforming document costs $8.00 for the first page and $2.00 for each page after. Add the $10.00 preservation fee and a basic one-page deed runs $18.00 total. Non-conforming documents jump to $25.00 for page one and $10.00 per additional page, plus the same preservation fee. That is a big difference just for not following format rules.

There are separate versions for individuals and for business entities. The Hughes County Clerk will reject a deed that is missing this form unless an exemption is clearly stated on the document.
Oklahoma Law and Hughes County Deed Records

But without recording, it carries no weight against third parties. This is the core of Oklahoma's race-notice system. Recording at the Hughes County Clerk protects your ownership interest by putting all future buyers and lenders on notice.
Section 16-16 establishes that a properly recorded deed serves as constructive notice from the moment it is filed. It allows the clerk to re-record instruments when originals are lost or destroyed and sets standards for microfilm storage.
Note: The Hughes County Clerk keeps at least two microfilm copies of recorded documents at separate locations as required by Title 67.
