Ottawa County Deed Recording Fees
Ottawa County uses the state fee schedule under Title 28, Section 32 of Oklahoma Statutes. Conforming deeds cost $8.00 for the first page and $2.00 for each page after. Every document also has a $10.00 records preservation fee. A one-page deed totals $18.00. Non-conforming documents jump to $25.00 for the first page and $10.00 per added page.
Documentary stamp tax is $1.50 per thousand on the sale price. Mortgage tax varies by loan term and gets paid to the County Treasurer. Plat recording is $10.00 for one block or less, $25.00 for more. Copies of Ottawa County deed records cost $1.00 per page. Certification adds $1.00 per document. If a document has more than 25 legal descriptions per page, you pay an extra $1.00 per description past the limit.
Filing Requirements for Ottawa County
To file a deed in Ottawa County, bring an original or certified copy to the clerk. The document must be in English and legible. Paper cannot be larger than 8.5 by 14 inches. You need a 2-inch top margin and 1-inch margins on the sides and bottom. The deed needs all grantor names and signatures, grantee names and mailing addresses, and a clear legal description. Proper notary acknowledgment is required.
Since November 2023, an Alien Land Ownership Affidavit must be attached for each grantee under 60 O.S. Section 121. Get the forms from the Oklahoma Attorney General's website. There are different versions for individuals and business entities. The clerk will reject a deed without this affidavit unless an exemption is on the face of the document. Common exemptions include correction deeds, transfer-on-death deeds, and court orders.
Documents with more than 25 legal descriptions on a single page must be sorted by township, range, and section. The clerk can refuse to record documents that are not properly organized.
