The Latimer County Clerk is the ex officio Register of Deeds. All land records in the county pass through this office. When a property sale closes, the deed gets filed here. Latimer County Deed Recording Fees

Recording fees in Latimer County follow Oklahoma Statutes Title 28, Section 32. A standard conforming deed is $8.00 for the first page and $2.00 per page after. Add the $10.00 records preservation fee that applies to every instrument. A one-page deed costs $18.00 total.

Non-conforming documents cost significantly more. The first page jumps to $25.00 and each added page is $10.00. Documents fail to conform when they miss margin requirements, use the wrong paper size, or have formatting problems. Plat fees are separate. One block or less is $10.00. More than one block costs $25.00.

Copies run $1.00 per page. Certification is $1.00 per document on top of the copy cost.

Deed Records Filing in Latimer County

Deeds filed in Latimer County must follow specific rules. The document has to be an original or certified copy, in English, and clearly legible. Paper cannot exceed 8.5 by 14 inches. Top margin must be at least 2 inches. Side and bottom margins need at least 1 inch. All grantor names and signatures are required along with grantee names and mailing addresses. A legal description of the property must be specific, not general. Notarization is mandatory under Title 16, Section 15 for the deed to be valid against third parties.

Every deed filed since November 1, 2023 must include an Alien Land Ownership Affidavit for each grantee per 60 O.S. Section 121. Get the required forms from the Oklahoma Attorney General's website. One form is for individuals. Another is for business entities and trusts. The Latimer County Clerk will reject any deed that lacks the affidavit unless the face of the deed shows an applicable exemption.
