Recording Fees for Grady County Deeds

Grady County uses the state fee schedule from Oklahoma Statutes Title 28, Section 32. Recording a conforming deed is $8.00 for the first page. Each extra page adds $2.00. On top of that, every document gets a $10.00 records preservation fee. A one-page deed totals $18.00. Two pages run $20.00. Non-conforming documents cost $25.00 for the first page and $10.00 per page after that, plus the preservation fee. Making sure your deed meets formatting rules keeps costs down.

Copies of Grady County deed records are $1.00 per page. Certification adds $1.00 per document. Plat recordings are $10.00 for one block or less and $25.00 for larger plats. Mechanic's lien filings are $10.00 for the first page, and sending the required notice costs $8.00 plus postage.

Filing a Deed in Grady County

Recording a deed in Grady County means meeting the requirements in Oklahoma Statutes Title 16. Bring an original or certified copy of the deed. It must be in English and clearly legible. The paper cannot be larger than 8.5 by 14 inches. Leave at least 2 inches at the top for the recording stamp. Side and bottom margins need 1 inch each. The deed must show full grantor names with signatures, grantee names and mailing addresses, a legal description of the property, and a notarized acknowledgment with seal.

Every deed recorded in Grady County since November 2023 must include an Alien Land Ownership Affidavit as required by 60 O.S. Section 121. Get the forms from the Oklahoma Attorney General's office. One form covers individuals. A separate form covers business entities and trusts. Without it, the Grady County Clerk will reject the deed. Exemptions apply for correction deeds, transfer-on-death deeds, court orders, and deeds to government bodies, but the exemption must be stated on the face of the document.
