McCurtain County Timber Land Records
McCurtain County is one of the most heavily forested counties in Oklahoma. The Ouachita National Forest covers a large part of the area. Timber companies own significant tracts of land here. That shows up in the deed records in a specific way. Large-acreage transfers, timber rights, and conservation easements are common filings at the McCurtain County Clerk's office.
Some deed records in McCurtain County involve severed timber rights. That means the surface owner may not own the timber on the property, or vice versa. When you research a parcel here, check for any instruments that separate timber rights from the surface estate. The Section-Township-Range search on the online portal is the best tool for finding records on these large rural tracts since most of them use that legal description format.
McCurtain County also borders Arkansas and Texas. Properties near the state line sometimes create confusion about which county or state holds the deed records. The legal description on the deed tells you where it was recorded. If the land sits in Oklahoma, it goes through the McCurtain County Clerk regardless of how close it is to the border.
