As the ex officio Register of Deeds, the Love County Clerk is the only office in the county that handles land record filings. Love County sits on the Oklahoma-Texas border with a mix of ranch land, farms, and lake property near Lake Texoma. Warranty deeds, quit claim deeds, mineral deeds, mortgages, easements, liens, oil and gas leases, and other property documents all get recorded through this office. Once filed, every deed record becomes public under Oklahoma law. Recording a deed provides constructive notice to future buyers and lenders per Title 16, Section 16. That is why filing right after closing is so important.

The portal offers four search methods. Name search is the most popular. Enter the last name first, then the first. Pick grantor, grantee, or both. Filter by date range and instrument type. The subdivision search handles platted property by name, lot, and block. The Section-Township-Range search works for rural Love County land. Enter section, township, and range to find records for a specific parcel. If you already have the instrument number or book and page, the document search pulls it up fast.

Results show the date, instrument number, document type, book and page, both parties, legal description, and a link to view scanned pages of the original document.

Recording Fees in Love County

Love County follows the state fee schedule from Oklahoma Statutes Title 28, Section 32. A conforming deed is $8.00 for the first page and $2.00 for each page after that. The $10.00 records preservation fee applies to every document recorded. Total for a standard one-page deed is $18.00.

Non-conforming documents carry higher fees. First page goes to $25.00. Each additional page is $10.00. Documents that fail margin, size, or readability rules get classified as non-conforming. Plats have separate pricing. One block or less is $10.00 and more than one block runs $25.00. If a page lists more than 25 legal descriptions, there is an added $1.00 charge for each one over the limit.

Copies are $1.00 per page in the office. Certified copies cost $1.00 per page plus certification.

Filing Deed Records in Love County

Deeds filed in Love County must meet Oklahoma format requirements. The document has to be an original or certified copy on paper no bigger than 8.5 by 14 inches. Top margin must be 2 inches. Side and bottom margins need 1 inch. The deed must be in English, clearly readable, and include all grantor names and signatures. Grantee names and mailing addresses are required. A specific legal description of the property is mandatory. Notarization is needed for the deed to be valid against third parties under Title 16, Section 15.

Since November 2023, every deed filed in Love County needs an Alien Land Ownership Affidavit for each grantee. This is required by 60 O.S. Section 121. Forms are on the Oklahoma Attorney General website. Two forms exist, one for individuals and one for business entities or trusts. The Love County Clerk will reject a deed without the affidavit unless the deed shows an applicable exemption on its face.

Include a "prepared by" line and "return to" address on every document.
