Filing Deed Records in Jefferson County

Documents filed at the Jefferson County Clerk must meet Oklahoma's conforming standards. That means the deed has to be an original or certified copy. It must be in English and easy to read without magnification. Paper cannot be larger than 8.5 by 14 inches. The first page needs at least 2 inches of clear space at the top. All other margins must be at least 1 inch. Grantor names, grantee names and addresses, a legal description, and notary acknowledgment are all required.

The first page of a conforming deed costs $8.00 to record under Title 28, Section 32. Each extra page is $2.00. The $10.00 preservation fee applies to every instrument. A two-page deed costs $20.00 total. Non-conforming documents cost much more. The first page jumps to $25.00 and extra pages are $10.00 each, plus the preservation fee.

All deeds need an Alien Land Ownership Affidavit as of November 2023. This is from 60 O.S. Section 121. Forms are at the Attorney General's website. The Jefferson County Clerk will turn down a deed that does not have this form attached, unless the deed falls under one of the listed exemptions like a corrective deed or transfer-on-death deed.

Jefferson County Deed Records and Oklahoma Law

Recording a deed at the Jefferson County Clerk gives you legal protection under Oklahoma's race-notice system.
