Atoka County Deed Recording Fees

Atoka County uses the fee schedule from Oklahoma Statutes Title 28. Here is what you pay to record a deed or get copies of existing records.

A conforming document costs $8.00 for the first page and $2.00 for each additional page. Every instrument also carries a $10.00 records preservation fee. That fee supports the digitizing and upkeep of county land records. A simple one-page deed runs $18.00 total. Two pages cost $20.00. Non-conforming documents are more expensive. The first page is $25.00 and each extra page is $10.00. Documents get flagged as non-conforming for things like wrong paper size, missing margins, or no grantee address. Plat recording is $10.00 for one block or less and $25.00 for more than one block. If there are over 25 legal descriptions on a single page, the county charges $1.00 for each one past 25.

Copies of Atoka County deed records cost $1.00 per page. Certified copies add $1.00 for the certification.

Filing Requirements for Atoka County

Filing a deed in Atoka County means following specific rules. The document must be an original or certified copy. It has to be in English and legible without magnification. Paper cannot exceed 8.5 by 14 inches. Margins need to be at least 2 inches on top and 1 inch on the sides and bottom. Every deed must show the full names and signatures of all grantors, the names and mailing addresses of all grantees, and a full legal description of the property.

A notary acknowledgment with seal is required. Without it, the deed is valid between the parties but not against third parties, as stated in Title 16, Section 15. You also need a "prepared by" statement and a "return to" address on the document.

The Alien Land Ownership Affidavit is mandatory on all deeds filed since November 2023. This comes from 60 O.S. Section 121. Get the forms at the Oklahoma Attorney General's website. Individual and business entity forms are separate. Exemptions exist for corrective deeds, transfer-on-death deeds, court orders, and deeds to government bodies. The exemption must be stated on the face of the deed.
