The clerk acts as the ex officio Register of Deeds for Adair County. That means this one office handles all land record filings in the county. Search Adair County Deed Records Online
Adair County deed records are on the OKCountyRecords.com statewide portal. This free site lets you search indexed land records from your home or office. The database has Adair County records from March 1970 to the present. New filings get added as the clerk's office processes them.
The search tool gives you four ways to find records. The name search works best when you know who bought or sold the land. Type the last name first, then the first name. Pick whether to search by grantor, grantee, or both. You can set a date range and pick a specific document type to narrow results. The subdivision search lets you look up records by plat name, lot, and block. The Section-Township-Range search is good for rural land that uses the public land survey system. Enter the section, township, and range values. The fourth option is a document search where you punch in an instrument number or book and page if you already have that info.
Results show in a table with the date, instrument number, type, book and page, grantor, grantee, legal description, and a link to view scanned images. You can pull up the full document right on screen.

Recording Fees in Adair County
Adair County follows the state fee schedule set by Oklahoma Statutes Title 28, Section 32. A conforming deed costs $8.00 for the first page and $2.00 for each page after that. Every document also gets a $10.00 records preservation fee. So a one-page deed costs $18.00 total. A two-page deed runs $20.00.
Non-conforming documents cost a lot more. The first page jumps to $25.00 and each added page is $10.00. A document is non-conforming if it does not meet the margin, size, or format rules. Plats have separate fees. One block or less is $10.00. More than one block costs $25.00. If a page has more than 25 legal descriptions, you pay $1.00 for each one past that limit.
Copies of existing Adair County deed records run about $1.00 per page. Certified copies cost $1.00 per page plus the certification fee. The clerk can make copies while you wait during office hours.
Adair County Document Filing Rules
To file a deed in Adair County, the document must meet specific format rules. It has to be an original or certified copy. The paper cannot be larger than 8.5 by 14 inches. You need a 2-inch top margin and 1-inch margins on the sides and bottom. The deed must be in English and easy to read. It needs the full names and signatures of all grantors, the names and mailing addresses of all grantees, and a specific legal description of the property. A notary acknowledgment with seal is also required for the deed to be valid against third parties, per Title 16, Section 15 of Oklahoma law.
Since November 2023, every deed filed in Adair County must include an Alien Land Ownership Affidavit for each grantee. This comes from 60 O.S. Section 121. You can get the forms from the Oklahoma Attorney General's website. There are separate forms for individuals and for business entities or trusts. The clerk will not accept a deed without this affidavit unless an exemption applies and is shown on the face of the deed.
Exemptions to the affidavit rule include deeds that correct a prior deed, transfer-on-death deeds, court orders, and deeds to government bodies. The document also needs a "prepared by" statement and a "return to" address.
