Records before March 1987 are not in the online system. For older Lawton deed records, you need to contact the clerk's office directly or visit the courthouse. Staff can search the original book-and-page indexes for documents going back to the founding of Comanche County. Lawton was established in 1901 after the Kiowa-Comanche-Apache land lottery, and deed records from that era are still on file at the courthouse.
Note: The statewide portal at OKCountyRecords.com covers Comanche County, but not all Oklahoma counties participate in this system.
Lawton Deed Recording Fees
Recording fees for Lawton deed records follow the state schedule under Oklahoma Statutes Title 28, Section 32. The base rate is $8.00 for the first page. Add a $10.00 preservation fee on top. That makes the total first-page cost $18.00. Each page after the first adds $2.00. A three-page warranty deed in Lawton costs $22.00 to record.
Non-conforming documents cost more. The first page jumps to $35.00. Each added page is $10.00. Documents get flagged as non-conforming for bad margins, poor readability, or paper that exceeds 8.5 by 14 inches. Since November 2024, the top margin must be 2 inches and all other margins need 1 inch. Plat recording has separate rates. One block or less costs $20.00. More than one block is $35.00. Copies of plats run $5.00 each.
Every deed filed in Lawton must include documentary stamps or an exemption stamp. You also need an Alien Land Ownership Affidavit per 60 O.S. Section 121 since November 2023. The form is on the Oklahoma Attorney General's website. Missing these items means the clerk will reject the filing or charge higher fees.
Fort Sill and Lawton Property Records
Fort Sill sits on the north side of Lawton. It is one of the largest military installations in the country. Property near the base has unique considerations for deed records. Land on the military reservation itself is federal property and does not get recorded with the Comanche County Clerk. But private parcels that border the base or sit in areas around Fort Sill go through the normal county recording process.
Military families stationed at Fort Sill who buy homes in Lawton file their deeds the same as anyone else. The Comanche County Clerk records those transactions and the deed records stay in the county system. If you are buying or selling near the base, check the legal description to make sure the parcel is private land and not part of the federal reservation. Title companies in Lawton handle this regularly and can confirm the status of any parcel near Fort Sill.

Lawton City Clerk Office
The Lawton City Clerk does not record deed records. The county handles that. But the City Clerk manages municipal records that can be useful during property research. Building permits, zoning actions, code violations, and open records requests go through the city. Reach the Lawton City Clerk at 212 SW 9th St, Lawton, OK 73501. Call (580) 581-3301 for questions.

These records can matter for buyers who want to check what work was done on a home before they close on the deed.
Deed Filing Rules for Lawton Properties
Every deed filed for Lawton property must meet state format rules. Paper cannot go past 8.5 by 14 inches. Top margins need 2 inches. All other sides need 1 inch. Text must be in English and clear enough to copy. The clerk checks for proper notarization, all required signatures, the grantee's mailing address, and a legal description before accepting a filing.
Under Title 67 of the Oklahoma Statutes, the county clerk serves as the ex officio register of deeds. Each document gets an instrument number and a book-and-page reference when filed. The clerk keeps at least two copies in separate locations. Under Title 16, Section 15, a deed is valid between buyer and seller without recording, but it does not protect against third-party claims until it gets filed. Recording puts the world on notice of the transfer.
